This is another Santa Clarita Mega development and though it's
in the very early stages, it is shaping up to be a heavily neighborhood involved issue. Monteverde, a Santa Clarita based
developer, is about 1 years away from beginning the EIR (Environmental Impact report) studies before we can see the
estimated impacts on the quiet bedroom community of Newhall.

Concerns-
With 800 residencies,
4000 jobs, businesses, and retail shopping, at least 6-8 thousand cars a day will be added to roads & neighborhoods.
Wiley Canyon Elementary School is within 200 yards of development with heavy buss & parent pickup/drop off activity.

Heavy traffic noise for the residence who live in all Calgrove Corridor
Heavy automobile traffic through local neighborhoods to bypass Lyons & Wiley

If project scaled back 75+%, as per zoning regulations and citizens request this would not be needed.
5 neighborhoods in this area are not designed
for the impact of such dense urbanization and will be overwhelmingly problematic and dangerous. Much like the Office Building
expansion of the HMNM hospital property proposal to be dropped into a neighborhood community- this is even worse.

Our take on this issue:
If you are at all familiar with this
area of Newhall you will know it's a nice quiet bedroom community that has never faced massive Urbanizing. If you read
the basic development facts it isn't hard to see the towering change and negative quality of life this development will
bring to several small bedroom neighborhoods. The infrastructure and placement of neighborhoods in this area were never
intended for a megalopolis like this and WILL have huge negative impacts to this area
if this project remains at it's current size.
The City of Santa Clarita
has issued a letter to the developer to inform them that their preliminary development plan needs more then a 50% reduction
in size & scope to be adequate in this 37 acre property. We now know the project needs to be reduced 75% in order to comply
with zoning standards. Wow, where was the city when G&L realty wanted to expand the medical Office buildings in Valencia.
This project will follow the same tack by trying to get all they can regardless of the residential impacts.
It's incumbent upon us as citizens to watch, study, and remain involved so the process and laws are followed
correctly. We need to make sure underhanded back-room deals don't sidestep the good of the people.
There is no issue that something will be built here. It's a matter of how big the project will be and what they
will do to get away with all they can. Mr James Rogers (the developer) has employed Jeff Lambert, a local Lobbyist, who will
do all in his power to campaign for the largest project possible.
The scale of the
proposed "Avenue at Santa Clarita" will cast an environmental, traffic and urban shadow on the Calgrove
and Wiley Canyon corridor of Newhall.
We
expect the owners of Smiser Ranch will respect
and retain our low-density, family friendly, open space atmosphere.
Help us stop the Avenue at Santa
Clarita, as presented, and reduce the square footage, height, bulk and mass of their intended development to a reasonable
integrated project that enhances our environment. This will happen by a reduction, to ZERO% proposed build, to a level that is respectful of the greater Newhall community, our
lifestyles, our mutual benefit, our enjoyment, and our property values.
